Why Weir Views Is Worth Watching

Weir Views sits within one of Melbourne’s fastest-growing western corridors, backed by major investment in transport, health, housing and community infrastructure. The suburb offers newer family housing close to the established Melton service centre, while the wider municipality is preparing for substantial population and employment growth. The local property snapshot already shows an active housing market, with a $620,000 median house price, 6.9% annual growth and 245 house sales recorded between July 2025 and June 2026.

1. A Young, Family-Led Population

Weir Views had 4,348 residents at the 2021 Census, with a median age of just 27 years.

Average household size was 3.3 people, reinforcing the suburb’s profile as a young, family-oriented residential market. Australian Bureau of Statistics

That demographic profile supports demand for the newer 3 and 4-bedroom housing that dominates the area.

2. Melton Is Still Growing

The City of Melton expects its population to roughly double over the next 30 years, increasing the need for housing, transport, schools, healthcare and local employment. Melton City Council

That growth is already driving major public and private investment across the municipality.

For Weir Views, the advantage is its position close to established Melton while still participating in the expansion of Melbourne’s western growth corridor.

3. More Than $900 Million Being Invested in the New Melton Hospital

Construction is underway on the new Melton Hospital at Cobblebank, with more than $900 million committed to the project.

The hospital is planned to include:

• 274 beds• 24-hour emergency department• intensive care • maternity and neonatal services • operating theatres • mental health and radiology services • teaching and training facilities

Once operational, it is expected to have capacity for around 130,000 patients each year. Construction is scheduled for completion in 2029. VHBA

4. Thousands of New Jobs Planned Across Melton

Melton City Council estimates the new hospital will support 3,975 direct jobs and 2,485 indirect jobs once operational. Council also forecasts around 39,000 jobs over the next 30 years from major logistics, industrial and employment precincts across the municipality. Melton City Council

5. Major Rail Investment Is Underway

The Melton rail corridor is undergoing substantial investment. From 2027, longer 9-car VLocity trains are expected to operate on the Melton Line, providing approximately 50% more peak passenger capacity. Victoria’s Big Build

Development work has also commenced for the future electrification of the Melton Line, backed by $152.7 million in joint Australian and Victorian Government funding. Victoria’s Big Build

6. Family Infrastructure Is Already Arriving

Weir Views is also seeing infrastructure delivered at neighbourhood level. The Weir Views Children’s and Community Centre opened in May 2026, bringing kindergarten, maternal and child health services and community space directly into the suburb.

Residents also have access to local parks, play spaces, schools, shopping and the broader Melton retail and service catchment.  This is important because the investment story is no longer based purely on future promises. Parts of the supporting infrastructure are already operating.

7. An Active Housing Market

The latest supplied Weir Views property data records:

$620,000 median house price +6.9% annual house-price growth 245 house sales over 12 months

That combination points to an established level of buyer activity within what is still a relatively young residential suburb.

The Weir Views Investment Case

Weir Views brings together several fundamentals in one location:

  • Population growth: Melton’s population is expected to approximately double over the next 30 years.

  • Major infrastructure: More than $900 million is being invested in the new Melton Hospital. VHBA

  • Employment growth: Thousands of health jobs plus substantial logistics and industrial employment are planned across the municipality. Melton City Council

  • Transport investment: The Melton Line is receiving capacity upgrades while planning progresses toward future electrification. Victoria’s Big Build

  • Delivered community infrastructure: New kindergarten, maternal health and community facilities opened in Weir Views in 2026.

  • Established housing demand: The suburb recorded 245 house sales and 6.9% annual price growth in the supplied 2025–26 market snapshot.

Current Opportunity: Buy Below the Median

Not all house and land packages represent the same value.

In Weir Views, the current median house price is approximately $620,000, yet our selected new 3 and 4-bedroom house and land packages are available below that benchmark. The current Exford Waters options include a 3-bedroom package from $548,500 and a 4-bedroom option from $585,600.

That creates a simple investment filter we believe matters: Buy new below the existing suburb median, while targeting a rental return that stacks up.

A lower purchase price alone does not make a property a strong investment. Build quality, inclusions, land component, rental demand and achievable rent all need to be considered.

The opportunity becomes more compelling when a well-specified new home can be secured below the current median house price while still delivering competitive rental income.
